The retail portion of Modera Higley Commons consists of 19,000 square feet of frontal space facing Ray Road. Seven tenants have committed to the nine retail fronts, including Taco Chelo, Good Vets and Zara Nail Spa. The other tenants will include another restaurant, a bank, an acai shop, and a fitness place. Western Retail Advisors is the listing brokerage for the retail.
Mill Creek Residential has announced the commencement of construction for Modera Higley Commons, a mixed-use garden-style community in Gilbert, Arizona. The development will include 276 apartment homes and 19,000 square feet of retail space. This is Mill Creek’s fourth multifamily project in the Phoenix area since 2021, with first move-ins expected by spring 2025.
Modera Higley Commons is designed to reflect the agricultural heritage of Higley while providing a modern suburban and urban living experience. The community, located at 3089 East Ray Road, offers easy access to dining, retail options like SanTan Village, and the Loop 202 freeway.
The apartments will range from one to three bedrooms, some with dens, and will feature modern amenities such as private patios or balconies, nine-foot ceilings, wood plank-style flooring, stainless steel appliances, quartz countertops, and smart home technology.
