Mesa’s 64-acre commercial development, Medina Station

Medina Station

Medina Station is a forthcoming mixed-use development located at the southeast corner of East Southern Avenue and South Signal Butte Road in Mesa, Arizona. The 64.5-acre project will feature approximately 40 acres dedicated to retail and dining, with the remaining 23 acres allocated for apartment housing.

The development is anchored by major retailers Target and Dick’s Sporting Goods. Target has purchased 10 acres for a 148,000-square-foot store, marking its fifth location in Mesa and the first since at least 2004. Dick’s Sporting Goods plans to open an 80,000-square-foot, two-story location.

Additional confirmed tenants include:

  • Boot Barn

  • Einstein Bros. Bagels

  • Hawaiian Bros.

  • Café Zupas

  • Zara Nails

  • GoodVets

  • U.S. Bank

 

The project is currently 70% pre-leased, with ongoing negotiations for the remaining space. Construction is set to begin in March 2025, with initial tenant openings anticipated in the summer of 2026.
